Research methodology

How our monthly Dubai property reports are built

A repeatable evidence framework for separating market context from property-level decisions.

Monthly publication standard

  1. Use a fixed calendar period and state it near every metric.
  2. Link each material number to a primary source.
  3. Separate launches, construction progress, handovers and resale activity.
  4. Explain investor relevance without forecasting returns.
  5. Include an author, last-reviewed date, corrections path and next-step form.

Evidence hierarchy

We prioritize Dubai government and regulator releases, official master-developer disclosures, dated construction reporting and clearly attributed market datasets. Sales brochures and promotional videos can explain a proposition, but they are not independent proof of returns, availability or completion.

Corrections and versioning

Material corrections are dated. Time-sensitive project facts include a review date, and older reports remain historical snapshots rather than being silently rewritten to appear current.

What the reports cannot establish

Market-wide transaction values cannot establish the fair value, rent, liquidity or delivery risk of a particular unit. Readers should verify the contract, escrow, permit, broker credentials and current commercial terms before acting.
