Quick answers for U.S. investors
Reviewed against Dubai Land Department, UAE government, and IRS information. Requirements can change, so verify them again before a transaction.
Yes. Foreign buyers, including Americans, may own property in Dubai areas designated for freehold ownership. Dubai title deeds are issued through the Dubai Land Department.
Dubai does not impose a recurring annual property tax comparable to many U.S. jurisdictions. Buyers still need to budget for transaction charges, trustee and brokerage fees, building service charges, insurance, maintenance, and possible financing costs.
Dubai Land Department currently lists a total property-sale registration fee of 4% of the sale value—allocated as 2% to the seller and 2% to the buyer—plus applicable certificate, map, knowledge, innovation, and trustee fees. Contract terms often determine who pays which amounts.
Many steps can be coordinated remotely, but identity verification, notarization, power-of-attorney language, developer rules, financing, and registration requirements must be handled correctly. Never send funds until the receiving party, account, project, and escrow arrangement have been independently verified.
Use Dubai Land Department tools to check project status and registered information. Review the developer, escrow account, payment milestones, completion obligations, cancellation clauses, assignment restrictions, service-charge assumptions, and handover standards.
Service charges can materially reduce rental income. Dubai Land Department provides a Service Charge Index for approved fees in jointly owned properties. Compare net income after service charges, management, maintenance, vacancy, and furnishing—not gross rent alone.
Dubai Land Department states that an investor owning qualifying real estate with a purchase value of at least AED 2 million may apply for a renewable 10-year residence permit, subject to current documentation and eligibility requirements.
U.S. citizens and resident aliens generally report worldwide income, including foreign rental income. Foreign accounts or assets may also create separate reporting obligations. Work with a qualified cross-border CPA or tax attorney before buying.
