Market context
Strong activity increases the need for property-level selection.
Dubai Land Department reported AED 252 billion in Q1 2026 real-estate transaction value across 60,303 transactions. DLD separately reported 1.38 million registered tenancy contracts in 2025, valued at AED 126.4 billion. These figures indicate market depth; they do not validate the price, rent, completion date or exit liquidity of an individual property.
DRA interpretation: transaction value is growing faster than transaction count, while registered rental value is growing faster than contract volume. That supports closer unit-level price and rent underwriting; it is not a forecast of returns.
Four developments to watch in September
Palm Central broadens Palm Jebel Ali’s residential mix.
Nakheel’s June release introduced 222 beachfront residences across three low- to mid-rise buildings. It adds apartments and townhouses to a destination often associated with villa releases.
Read the Palm Central buyer guide →Palm Beach Towers has two dated progress snapshots.
Nakheel reports 83.53% from an internal inspection dated 11 June and cites 76.43% from a RERA inspection dated 19 May. The reporting dates differ.
Open the construction tracker →Jebel Ali Village handovers began.
Nakheel announced handover of 892 homes on 17 August. This is a completed-community milestone for Jebel Ali Village—not evidence of Palm Jebel Ali completion.
Review the handover note →Dubai Islands and Palm Jebel Ali require different underwriting.
Both are emerging waterfront destinations, but their current property mix, capital profile, participating supply and delivery questions differ.

- Define whether the objective is income, long-horizon appreciation, personal use or residency planning.
- Shortlist no more than three projects and request written, unit-specific commercial terms.
- Compare cash timing, total acquisition cost, service charges, realistic rent and competing handovers.
- Check the latest official construction evidence rather than repeating an undated sales claim.
- Verify project registration, escrow, contract, advertising permit and licensed representation before sending funds.
Five growth corridors added to the research watch
Dubai Creek Harbour, Expo City Dubai, Palm Jebel Ali, Town Square and Dubai South now have dedicated evidence-led guides. They represent different demand engines—central waterfront, events and innovation, luxury beachfront, family-oriented value, and aviation or logistics employment. They should not be compared using one generic appreciation assumption.

What this report will track every month
DLD transaction and rental indicators, with the reporting period and original source.
Official launches, dated construction progress, handovers and material schedule changes.
Unit-level price, payment timing, service charges, rental assumptions and competing supply when verified.
What changed, who it may matter to and what documentation the buyer should request next.
Editorial limits
We do not convert transaction growth into a promised property return, treat a press release as proof of current inventory, or present an undated developer rendering as construction evidence. Corrections are documented under the same source-first methodology used for every monthly edition.
