Dubai Property Service Charges Explained

Dubai service charges are recurring ownership costs for operating and maintaining jointly owned property and its common areas. Buyers should verify the approved charge for the exact building, understand what it covers and include it in net-return and affordability calculations.

Why the exact building matters

Two apartments with similar prices and rents can produce different net income because their approved charges, cooling arrangements, amenities and maintenance requirements differ. District averages are not enough.

Convert the charge into annual cash cost

Confirm the applicable rate and chargeable area, then calculate the annual amount. Add management, maintenance, insurance, vacancy and utilities paid by the owner to avoid presenting gross rent as net income.

Review arrears and future exposure

For completed property, request the current statement and confirm outstanding balances. Also investigate building condition, major works, reserve arrangements and whether unusually low charges are sustainable.

Use the official index

Dubai Land Department provides a Service Charge Index through Dubai REST for approved fees in jointly owned properties. Recheck the selected building and current year before purchase.
