The evidence entering 2027

Dubai Land Department reported 60,303 real-estate transactions worth AED 252 billion in Q1 2026, plus AED 173 billion of investments. For 2025, DLD reported 1.38 million tenancy contracts worth AED 126.4 billion.

These figures show activity, not that every project appreciated. Use building-level transactions and achieved rents for a purchase decision.

Three scenarios for 2027

A base case combines international demand with more selective pricing. An upside case requires demand to absorb new supply. A downside case would expose overpriced, undifferentiated stock.

  • Base: healthy activity, uneven gains
  • Upside: sustained absorption in scarce locations
  • Downside: incentives and resale pressure in supply-heavy clusters

What to buy—and what to question

Favour efficient layouts, credible delivery, competitive service charges and access to employment, schools, transit or leisure. Question guaranteed returns and premiums justified only by future infrastructure.

Ready property offers stronger operating evidence. Off-plan property can spread payments but adds delivery, specification and future-supply risk.

Questions answered

Will Dubai prices rise in 2027?

No responsible forecast can guarantee it. Performance will vary by building, price paid, supply and property type.

Is 2027 a good year to buy?

It can be for a buyer with a clear objective, verified property and capacity to hold. Timing cannot rescue a weak unit or excessive price.

Ready or off-plan?

Ready homes offer evidence and possible near-term rent; off-plan may offer staged payments but adds delivery and competing-supply risk.
