Investment-return calculation

Dubai Net Rental-Yield Calculator

Gross yield divides annual rent by purchase price. Net yield should deduct recurring operating costs and use a realistic vacancy assumption. Cash-on-cash return may also reflect acquisition costs and financing.

Do not compare gross and net figures

Two listings can advertise similar gross yields while producing different net income because of service charges, management, furnishing replacement, cooling, maintenance and vacancy.

Use achieved evidence conservatively

Use an existing lease or several relevant comparables. Asking rent is not guaranteed rent, and a short-term rental projection requires occupancy and operating-cost assumptions.

Match the denominator to the decision

For unlevered net yield, compare income with purchase price or total acquisition cost consistently. For financed property, separately model debt service and cash invested.
